Property rights are confirmed by a special document called Chanote. This document is issued in two copies: one is given to the owner, and the other is kept at the Land Department - the government authority.

What is Leasehold?

Leasehold in Thailand - A form of long-term rental that allows foreign citizens to obtain rights to use residential property or land plots in the Kingdom for an extended period. According to current legislation, the maximum term of a leasehold agreement is 30 years. There is an option for a two-time extension for the same period. Some advantages of leasehold: the prices of properties under leasehold conditions are on average 5–10% lower than similar offers with ownership rights; this form of ownership does not require declaration and is subject to lower taxes.
